01Acceptance of terms

By registering for an account or using any part of Siriniwasa.com, you confirm that you accept these Terms & Conditions and our Privacy Policy, and that you are at least 18 years of age.

02User responsibilities

You agree to provide accurate information, to use the platform lawfully, and not to interfere with its operation or security. You are solely responsible for the content of the advertisements you post.

03Account registration

You must register to post advertisements and provide a valid mobile number. Keep your account credentials secure. You are responsible for all activity that occurs under your account.

04Property listings

Listings must describe real, available properties and must not be misleading. We reserve the right to review, edit, or remove any listing that violates these terms or applicable law.

05Advertisement rules

All advertisements must:

• Relate to genuine real estate for sale or rent in Sri Lanka.
• Include accurate pricing, location and contact information.
• Comply with our content standards and Sri Lankan law.
• Not be duplicated across multiple postings.

06Prohibited content

You may not post content that is fraudulent, discriminatory, defamatory, obscene, or that infringes the rights of others. Listings for illegal transactions or non-property items are strictly prohibited.

07Payments

Posting a standard advertisement is free. Optional premium features — such as featured placement — are offered for a fee, clearly displayed before purchase. All fees are quoted in Sri Lankan Rupees and are non-refundable once a promotion is live.

08Intellectual property

All platform content, branding, and software are the property of Siriniwasa.com. You retain ownership of the content you upload but grant us a licence to display it on the platform.

09Limitation of liability

Siriniwasa.com is a marketplace and is not a party to transactions between users. We are not liable for the accuracy of listings, the conduct of users, or any loss arising from dealings made through the platform.

10Account suspension

We may suspend or terminate accounts that breach these terms, post prohibited content, or engage in fraudulent or abusive behaviour, with or without prior notice.

11Privacy

Your use of the platform is also governed by our Privacy Policy, which explains how we handle your personal data. Please review it alongside these terms.

12Governing law

These Terms & Conditions are governed by the laws of the Democratic Socialist Republic of Sri Lanka. Any disputes shall be subject to the exclusive jurisdiction of the courts of Colombo.

13Changes to terms

We may amend these terms at any time. Updated terms take effect when posted on this page. Your continued use of the platform means you accept the revised terms.
